Joyce Builders Incorporated offers a unique form of contracting that is designed to accommodate any budget, and conforms to any type of building construction. Under Construction Management -- the customer only pays for the actual cost of the building construction, and the customer is in complete control of the expenditures throughout the duration of the project.

The Standard Construction Industry practice is to place a mark up on all facets of construction, while Construction Management is designed to allow the customer to be in total financial control of the construction. There are no hidden charges or the slight percentage mark ups that are usually associated with Standard Construction Practices.

Joyce Builders works as an agent for the customer, to negotiate with the various sub-contractors, to tailor a bid package that meets the customers budget requirements. Joyce Builders assembles a sub-contracting "team" based on the customers preferences, not the preferences of Joyce Builders. This "team" of sub-contractors then works closely with Joyce Builders to remove hidden waste factors, and find areas of monetary improvement during the bid process. The final bid numbers are presented to the customer with all cost listed. Under Construction Management the customer knows what they are paying for each phase of the construction, and has the final say as to which sub-contractor is going to perform the required task.
